The value of having new construction in your inventory today is immeasurable. One new home will enable you to have open house events every weekend, and there's no better method of prospecting for buyers than providing open house events. One Sunday afternoon will render you with multiple bona fide buyers with whom to develop relationships.
If you should be so fortunate to have listed a subdivision of new homes, you will have built in inventory that will continue to provide you with business. Our new construction is such a valuable entity to my two team members. New home transactions also provide us with resale listings because the buyers always have something to sell.
One new home in your inventory is better than having no new homes, and during the period that it takes to construct the home, an agent will have the opportunity to market that home for a minimum of four months until occupancy. That's four months of prospecting for potential buyers. Even if the home is under contract, it can be used as a model home to show to more potential buyers. The builder can always build another home on another lot. The process can continue as long as the agent wants to market properly. The options are endless, and my team members are firm believers that new starts are the key to future transactions.
