One of my favorite phrases to describe what I do for a living is "niche marketing." A niche is a subset of the market on which one would focus his/her attention. It's a specialty; a separate entity; a unique sector of the market. Our niche is new construction, and I have specific methods (niche marketing methods such as my wordpress blog) to focus on our "niche" in the real estate market.
By focusing on new construction, we are able to continually increase our inventory of new communities. Builder/Developers want a marketing agent who has past experience with promoting new communities. As our list of "sold out" subdivisions increases, our chance of our being hired by other builders to market their communities improves. We have sold over 40 subdivisions to this date.
Since we are continually marketing new homes, our focus on resale listings is a natural selection. Usually the first property any potential buyer wants to see is a new home. Everyone starts at the top and works their way down to a level of financial comfort. Not everyone can afford to buy new!!! We are the first to meet most mid to high end buyers because of our new construction niche, and they all have homes to sell.
Just as they may not be able to purchase a new home, there are also others who are starting with new construction but finalize a sale with a resale home. Listing resale properties works well for us. Every buyer's agent who visits our community will also show our resale properties. Listing is another great niche, and it has some overlap with our new construction. We're listing agents, and marketing our inventory is our main focus.
If you haven't found your passion in this business, you need to keep looking and working in different sectors of the business until you find it. You'll know when you've found it. Your desire to learn more will be strong, and your passion will radiate in every conversation and every post that you write. Your income will soar, and everyday will be more exciting for you than the previous. Keep searching for that niche.....it's worth the effort.
