I just read a post by Bryan Robertson written about visitors to open house events arriving at closing time. Bryan asked what everyone's opinion was of that happening and how it should be handled.
The purpose of the open house event is to allow people to tour the property and feel comfortable as they proceed. If a visitor appears after the lights are off and the heat is turned down, my team welcomes them to the open house and quickly turns everything back on, as they are signing in.
If this is a common occurrence, I suggest having your open house hours later rather than early. Obviously, if people are arriving late, they are not early risers and later hours might be a better time in your area. We have open house events to accommodate buyers and their agents, and to promote the property. On occasion that happens to us, and we are thankful that they showed up at all. We are not watching the clock, and the longer that prospect stays at the open house, the better the chance of that person buying the home and/or working with us to find them another home.
We welcome business, and it can happen at any hour. We are available at any time to show the property, and our rider at the entrance states that. Our open house events are to make it easy for buyers to see the property at their leisure time. It should be a relaxed non-confrontational meeting in a model home with a comfortable temperature, something to nibble on, the pleasant scent of apple pie and very soft music in the background. We want them to stay all day, so once they arrive, don't try to rush the showing because they didn't arrive sooner. That's counterproductive!!!
