This is our prime day of the week for prospecting. It is open house Sunday in Franklin MA, and The Todaro Team is hosting three open house events today. They'll be at 6 Alexandra Drive, Meadowbrook Heights and The Villas at Eagles Nest. This is the most important day of the week for us for prospecting.
Our open house event at 6 Alexandria Drive is also the first day of showings. Whenever we have a property that is in an area that has very little turnover and is in big demand, we submit the listing to MLS and have showings start on the first Sunday after the listing date. We host an open house event and advertise that showings will start that day. It's a fantastic way to create energy and enthusiasm about a listing. Potential buyers have an opportunity to drive by and see the area and the outside of the property from their vehicle. The passion mounts, especially if it's a property that fits their requirements.
If you haven't tested this method of creating enthusiasm and energy for the first showing, try it. It always works for us. When I put my own house on the market, this is how I created energy and three offers on the first day of showings. Hope this works for you, too.
