How many times have you been "between a stone and a hard place?" Well, that's a frequent occurrence for listing agents. There have been a few posts regarding crying wolf to encourage a buyers' agent to write an offer on a listing.
A listing agent is between a stone and hard place when an offer DOES come in on a listing especially when there have been other interested parties. It's the listing agent's job to create a bidding war, if at all possible. It's the listing agent's job to shop the offer in hand "without giving out details of the existing offer."
The problem is that there have been so many false scenarios, and now every alert is taken as bogus. When we have an offer in hand, and other agents have relayed there is interest by their buyers, we make that phone call. If they all go away, that's their loss. We will deal with what we have in hand, but we will always shop that offer first in the sellers' best interest.
