I just read a post written by Lenn Harley titled "I waited as long as I could, but you just don't return phone messages"and it reinforced my #1 rule with my team members when I refer a listing call to them. My rule is that the listing call be returned within 10 to 15 minutes of receiving the call.
An immediate response to a homeowner who is thinking of selling is an impressive way to begin the future listing process with that homeowner. If the first response is speedy, it's a good indication to that homeowner that all future communication will follow suit.
On many occasions, the homeowner has called several agents for a listing presentation and the one who responds first will always remain in the forefront of that homeowner's mind. The last one to call will also, but in a questionable sense.
My team members always receive compliments on their speedy response to listing calls. It's a priority with me. I spend a lot of money making that phone ring with potential listings, and we had better be the first to return a call to a homeowner, or I'm not going to be very happy!!
