Whether you are a newly licensed agent or a seasoned veteran, selecting a real estate office will be the first of many major business decisions with which you will be confronted. Selecting a real estate office is like trying on a new pair of shoes. They have to fit well. They need to be comfortable, look good and have structure that will endure some wear. Start on the right foot and make a list of your most important issues. Commission split should be at the bottom of your list, as a new agent. Your priority should not be income. Your main focus, in my opinion, must be on marketing yourself and finding a mentor. Those two tasks are most important and a bad decision on selecting the proper real estate office will greatly affect the success of your accomplishing those two goals.
Make a list of the four top producing offices in the town in which you want to be located. Interview with all of then and then select two. Interview again and ask another series of questions. Meet some of the agents who work there. Ask about the availability of a mentoring program. If they do not offer mentors, keep interviewing. Mentoring and marketing are the two most important factors to an agent. Without a mentor, you will be a lost, wanderer. A newly licensed agent, as well as veterans, need to have exposure to the many different aspects of the real estate field in order to find a niche. Finding a niche does not happen overnight, but when it happens, you will know for sure. At that time, you will go forth and become well versed and educated in that specialty. My niche is new construction, and I knew it, after I sold my first new home.
Marketing yourself is the only way to make the phone ring. Once you and your mentor have a program in place for marketing yourself, your business will begin. This is a people business and initially, it's not what you know, but who you know that will get you off the blocks in this profession. After you have a few years of experience and you have your marketing program fine tuned, the item at the bottom of your list should now be addressed. Commission split with your broker is a negotiable entity. Just make sure you possess something with which to negotiate!!!
