New construction is a pleasure to market, and when a transaction is created, the process can and should be a very pleasant experience for all parties, including the real estate agents. Organization is the key to a smooth transaction.
If one is buying a new home/condo at an early stage of construction, the transaction needs to have some boundaries. Selections need to be made according to a schedule of construction. Prior to the frame being complete, the exterior color needs to be selected for the vinyl siding and the roof along with the fiberglass tubs and showers (the tubs won't fit through the door) just as an example.
All selections need to be in writing on work authorizations. All additional upgrades need to be priced and agreed upon in writing by both parties. All framing changes must be made prior to the frame being complete. At a certain point, all structural changes will stop, but the buyer needs to know the game plan up front in order to make decisions.
The bottom line is that the game plan and rules must be disclosed to the buyers at the reservation stage. If the process is described in detail, and all communication is in writing and acknowledged by both parties, the transaction will run very smoothly, and in a timely fashion.
New construction is a pleasant experience and the end product is a structure one can be proud to say they listed or sold. The builder is the hero. If the listing agent runs the job in harmony with the builder, there will be repeat business in the future for both the builder and the listing agent. A satisfied buyer will always come back for more!!
