The most dynamic and least expensive form of advertising is a yard sign. The more listings one has, the more signs are visible. I love to get a call from a potential listing on a main street. There's nothing better than to have traffic continually pass by that sign that says For Sale by The Todaro Team. Perception is 95% of reality. The more signs that are visible, the greater the perception that we have the majority of the listings in the town (and we do!!) and that just leads to more listings. People want to deal with successful people. It's safety in numbers. If the majority of sign display your name, you are very likely to receive a phone call for a Free Market Analysis by someone who sees that sign continually.
Imagine the impact of having the most real estate signs and then doing a direct mail marketing postcard to all of the homeowners in town. That's a double wallop. The signs are 24 hour marketing and the impact is tremendous, especially when the pending and sold riders are applied. Signs cost pennies, and they create thousands of dollars for us.
Make sure your signs are in excellent condition. They should be very clean and without any damage. The frames need to be straight and freshly painted, if they are starting to age. The condition of the sign is a reflection of the quality of attention that you pay to your business. Signs are a very important factor in marketing. Don't cut back and make sure you have one installed, including riders, at every listing. It's the most effective form of 24 hour marketing for the cost of pennies.
