Knowing When To Step Back So Others Can Proceed....Not An Easy Step To Learn

After reading a post this morning by Mark Lyon titled Team Building 101, I thought I'd share my thoughts on creating a team.  My team has been together for about 8 years, and we have experienced our growing pains, but we are still together.  I am not a competing team leader.  I am 100% a rainmaker My job description is to make the phone ring and keep the traffic flowing at all open house events, whether it's a new construction community or a resale property. 

In my opinion, creating a team is just like opening a conventional office, and the team leader acts as the principal.  In a conventional office, there is a budget and that budget pays for the advertising to make the phone ring.  My advertising is direct mail, to attract sellers, and blogging to capture buyers for our inventory.  The direct mail is a financial commitment on my part, and the blogging is a pure time devoting activity.  Both of my methods are working well for us, and both are done without fail. 

Since I do not compete, I refer all of that business to my team members, and that pays for the advertising and leaves me a profit.  Remember, I'm not doing any work.  The original purpose of my forming the team was to allow myself the ability to continue to work in the future without being worn out.  I enjoy what I do tremendously, and I want to continue to participate.  The creation of my team will, in the future, allow me to do that.

Two of my team members decided to focus on resale properties, and I have one who is the point person for all of the new construction.  Lorraine Kuney and I work with the new inventory.  We now have a team of young, newly licensed agents who are trained specifically for our open house events on weekends.  Each subdivision has its own team of agents who maintain a presence at the model homes for a couple of hours on Saturday and Sunday.  They have been trained to do one subdivision and have a good knowledge of how that specific builder works and what is offered.  Lorraine follows up on the sign in sheet and the agents assigned will do nothing more.  They will receive a percentage when EACH HOME CLOSES, even if it's a co- broke.

Change happens, and we have always been able to adjust accordingly.  Our team becomes a stronger force with change, but more importantly, the agents on our team are happy with what they are doing and are paid well for it.  As a result, they perform better, and we have no turnover of agents.  Creating The Todaro Team was the best business decision that I've made in 32 years.
