I just read a post written by Donna and Larry Johnson titled "Who is the target prospect when conducting an open house?" and I had to share my thoughts, especially after reading a comment that was written. Most open house events are held with the thought of finding a buyer for that subject property. That's a possibility, but in my opinion, it's not the only advantage of holding open house events.
My team provides open house events every weekend except Christmas, Thanksgiving and Easter. During forty nine weekends a year, those team members are holding someone's home or a model home open. Let me share with you some of the fine results.
Our main purpose is to expose the property and allow potential buyers the opportunity to view the property with or without their buyers' agent. We prefer they have a buyers' agent when they submit an offer, but many buyers like to roam and search on their own during the initial stage. Our open house may just find that right buyer, but we also have the opportunity of finding other buyers from the sign in sheet.
One of the other wonderful results of holding a property open is to allow potential sellers to experience for themselves how we market. They will have the opportunity to receive marketing brochures and will have the chance to hear our conversations with other visitors. How we market at our open house events shows the visitors how we would market their homes. Many potential sellers visit open house events before they call an agent for a listing presentation. We have been hired to list many Franklin homes via our open house events.
Some agents are not looking at the "big picture" and that short-sightedness is costing them money. An open house event is a marketing tool that has many benefits, and we use every one of them to our advantage every weekend. Some agents are negative about spending their time at an open house. We don't have that attitude. It brings us business....buyers....sellers...and it's a great networking environment. We're advocates of open house events for all of those reasons. For the commenter on Donna and Larry's post, you should envy all of us. We're making money from open house events.
