How do we know when we have reached our maximum capacity for workload? How many active transactions have you had at one time to bring to completion? The market has slowed down presently compared to that period before the bubble burst, so this is not really an ideal testing period.
Do you follow up on your own transactions or do you have an assistant? I was never in favor of leaving my transactions in the hands of anyone other than myself. Follow up was my job along with everything else that was required to close a transaction.
In my opinion, an assistant is required only if you are not an organized person and do not have systems in place. For those who have systems established, there is really no limit to the number of transactions that one can handle on their own.
I've had as many as 45 new construction transactions at one time. That magnitude of work demanded many procedures to be diligently followed so that the correct information was relayed properly to the right builder. This was certainly a test of organization and following specific procedures routinely through the completion of each of the 45 homes. It was a great exercise in discipline, and at that time, I thought nothing of it. One needs to be young, energetic and focused to accomplish that without an assistant. Do you use a co-pilot or do you fly solo??
