
This is a new listing that we entered into MLS on Monday, and here is the postcard that is being mailed today to 200 residence in the area of the subject property. This subdivision has 72 homes and last year we listed one home that snowballed into 6 new listings because of my mailing "just listed" postcards to other residents in this subdivision.
Along with just listed postcards, we will also mail future postcards that reflect a pending sale and a closed transaction. This postcard will bring us additional business. It always does!!!
My outside blog domain name is on the card and that has over 2000 blog posts for the general public to read, and they do. Before we are called to give a listing presentation, the homeowners have read my posts and know exactly what we do for marketing. They see our slide shows and videos of our current listings, along with narratives that I've written.
Before homeowners decide to list with an agent, they want to know exactly what that agent is going to do and they need to know the success rate. The production charts are online and available for sellers to see when they go to my outside blog. There are personal posts for those folks who like to see some transparency. My family and Rocky are there to meet and greet!!!
Direct mail marketing is a method of marketing that results in plenty of mileage for The Kuney-Todaro Team. It's a way of introducing ourselves to the seller before we actually meet. There are some sellers who say they feel they already know us!!!!

Tried and true just listed and just sold cards .Maybe I should go back to basics it always worked.

Hannah.....does this mean you stopped using them???? maybe it's my age, but "back to basics" never stop working.....that's how the real estate business started growing....with basic principles of marketing....NEVER ELIMINATE A METHOD BECAUSE IT'S BASIC....those are the best methods...everyone reads their mail....not everyone goes online.
This is so true our office sends out these and we do get calls on them. Also, the signs work we get a lot of calls from them.
Just listed postcards are a standard marketing method for me with every listing.

Hi Barbara. Like I mentioned before I send out postcards through Xpressdocs. While some people dislike them LOL Coldwell Banker corporate teaches us to do the basics. This includes postcards. They may be considered old-fashioned but it works. A disadvantage is that they may be cost prohibitive for some which may pose a barrier.
Lately I have been updating mine to include "FMA" more prominently.

People like to see an agent "working" to sell a house. If you were thinking about listing your home would call an agent who you saw actively trying to market a home in your neighborhood or one who didn't bother? Pretty straight forward to me.
Gayle....homeowners who are in an area where an agent has a listing will usually call that agent for a market analysis.....

Today especially, I think it's important to give your prospects a way to feel like they know you before you ever meet. And I agree - listing prospects want to see what you're going to do to market their homes.
